MHADA’s Motilal Nagar Redevelopment Plan To Create 15 Acres Of Green Space In Goregaon

The Maharashtra Housing and Area Development Authority (MHADA) is moving ahead with the cluster redevelopment of Motilal Nagar 1, 2 and 3 in Goregaon West, with a master plan that includes new housing, upgraded infrastructure and around 15 acres of green space.

The project covers approximately 143 acres in Goregaon West and is being undertaken by MHADA under the Construction and Development Authority (C&DA) model. The master plan was presented to residents several months ago.

Motilal Nagar 1 and Motilal Nagar 2 and 3 are located on two land parcels near New Link Road. The redevelopment is expected to rehabilitate around 3,700 MHADA flat-holder residents, while replacing the existing layout with a more planned neighbourhood.

Green Spaces a Key Part of Plan

A major feature of the redevelopment plan is the creation of nearly 15 acres of green area, representing more than 10% of the total project land.

MHADA also plans to preserve existing trees within the colony wherever possible. The area contains trees belonging to several species, including some considered ecologically important. The authority has indicated that these trees will be protected as the redevelopment progresses.

The emphasis on green areas comes as Goregaon has experienced substantial urbanisation over the years, accompanied by increasing construction and pressure on available open spaces. The proposed landscaping and green zones are intended to improve the overall environment and provide residents with more open recreational areas.

Cluster Development Approach

MHADA has increasingly adopted cluster redevelopment for larger redevelopment projects in Mumbai and its suburbs, allowing multiple buildings and land parcels to be planned together rather than redeveloping individual structures separately.

The Motilal Nagar project follows this approach, with the master plan designed to create larger and more organised residential zones along with improved public spaces and amenities.

The redevelopment is being implemented under the state government’s oversight and is considered one of MHADA’s larger housing projects. Besides rehabilitation housing, the overall plan is expected to improve the physical environment and quality of infrastructure within the colony.

For existing residents, the project is intended to provide more spacious homes and upgraded neighbourhood amenities, while the preservation of existing trees and creation of new green areas are expected to form an important part of the redesigned township.

The proposed transformation of Motilal Nagar therefore combines housing redevelopment with open-space planning and environmental conservation, marking a shift towards larger, integrated redevelopment projects in Mumbai’s established suburbs.
