Real estate entrepreneur Niranjan Hiranandani’s six-storey residence, Kanta, in Mumbai’s Malabar Hill, offers a restrained take on luxury, combining expansive spaces, artwork, warm finishes and sweeping views of the Arabian Sea.
Named after Hiranandani’s mother, the residence was recently showcased in a house tour shared by Curly Tales. Unlike interiors built around excessive ornamentation, Kanta uses carefully selected details and a lived-in atmosphere across its multiple levels.
A distinctive entrance
The home’s entrance features a black Bentley, followed by a foyer with patterned walls, golden accents and a statement main door. A staircase runs through the house, highlighted by carefully placed lighting that adds character while linking the different floors visually.
Living spaces designed for interaction
The living room is divided into several smaller seating areas instead of relying on one expansive hall. Large windows bring in abundant daylight and open towards a balcony overlooking the sea.
The interiors combine contemporary furniture with collected artworks and warm lighting, creating a setting that balances spaciousness with comfort.
Dining area built for gatherings
The dining room features a large marble-top table capable of seating 16 people, paired with a crystal chandelier and nature-inspired wall treatments. Marble flooring and accent lighting add to the formal character of the space.
An adjoining indoor bar includes a marble counter and storage, making it both a functional and social area within the home.
Terrace remains the favourite
For Hiranandani, the terrace is reportedly the most cherished part of Kanta. The expansive open space offers uninterrupted sea views and provides a quieter setting away from the more formal interiors.
A home built around people
According to the report, Hiranandani continues to live in Kanta with his wife and sister-in-law, who occupies one floor, along with two tenants. During the tour, he referred to the importance of the ‘connection of people’ and keeping the building ‘more lively’.
The residence reflects that philosophy through its combination of family-oriented spaces, personal possessions and understated finishes. Across six floors, natural light, warm metallic accents, artwork and sea views create a luxury home that prioritises comfort and personality over overt extravagance.
