The state’s property registration network gets a technology-led upgrade with new centres at BKC, Mahape and North Ambazari Road, offering digital processing, appointment-based services and upgraded citizen facilities.
The Maharashtra government has opened three new Model Sub-Registrar Offices (SROs) in Mumbai, Navi Mumbai and Nagpur as part of its ongoing efforts to modernise property registration services across the state.
The new centres are located at Bandra-Kurla Complex (BKC) in Mumbai, Mahape in Navi Mumbai and North Ambazari Road in Nagpur. The rollout follows the opening of Maharashtra’s first Model SRO in Pune and is being implemented in partnership with VFS Global and WE Excel Software Pvt Ltd.
The offices will facilitate the registration of a range of property-related documents, including sale and lease deeds, gift deeds, powers of attorney and wills.
Ravindra Binwade, Inspector General of Registration (IGR), Maharashtra, said the expansion would extend the citizen-focused registration model to three more major urban centres.
“These centres have been designed to provide a faster, more transparent and more convenient property registration experience through modern infrastructure, digital systems and streamlined service delivery,” he said.
Binwade added that the initiative is aimed at reducing waiting times and improving service standards while ensuring continued government oversight of the registration process.
Digital Processing and Upgraded Facilities
The Model SROs combine digital processing with upgraded facilities for citizens. The centres feature air-conditioned waiting areas with Wi-Fi, trained staff to assist applicants, drinking water and refreshment facilities.
Applicants can complete Public Data Entry (PDE) and make fee payments through the government’s online portal before booking an appointment through the e-Step In token booking system.
The new offices will operate alongside conventional government registration centres and will be available as an optional service for citizens. They will remain operational from 10 am to 6 pm daily.
Part of 60-Office Statewide Expansion
The latest rollout is part of a larger plan to establish 60 Model SROs across Maharashtra in phases. In early 2026, the state awarded a five-year contract to a VFS Global-led consortium along with WE Excel Software for the establishment of these centres.
The programme seeks to bring greater use of digital systems, improved customer-facing infrastructure and trained personnel into property registration, while retaining government control and oversight of the registration process.
