Founder Suhan Shetty On Why Sion Is Emerging As A Key Residential Address In Mumbai

As Mumbai’s employment centres and lifestyle districts continue to spread across the metropolitan region, established neighbourhoods are gaining renewed importance. Sion, with its central position, mature civic infrastructure and improving transport links, is increasingly being viewed through this changing residential lens.

For homebuyers, connectivity today extends beyond simply measuring the distance between two locations. Access to workplaces, schools, healthcare, shopping, entertainment and everyday services has become an important part of evaluating a neighbourhood. Sion benefits from an urban ecosystem that has developed over decades, supported by established communities, institutions and commercial activity.

The locality occupies a strategic position between Mumbai’s island city and its eastern and western suburbs. Key routes including the Eastern Express Highway, Dr Ambedkar Road and Sion-Panvel Highway connect the area with destinations across Mumbai and towards Navi Mumbai. Sion railway station further strengthens its suburban rail connectivity, while nearby Dadar, Matunga, Kurla, Chembur and Wadala expand the neighbourhood’s access to residential and commercial hubs.

Its proximity to Bandra-Kurla Complex (BKC) is another factor supporting its relevance. BKC has become one of Mumbai’s major business districts, housing financial institutions, multinational companies and professional services firms. A signal-free road link between the Eastern Express Highway and BKC, opened by MMRDA in 2024, was projected to bring travel time from the eastern suburbs to BKC down to around 15 minutes.

Metro expansion is also adding to the region’s transport network. Metro Line 2B, planned between DN Nagar and Mandale, is intended to strengthen east-west connectivity and integrate with Mumbai’s broader public transport system. MMRDA estimates the corridor could handle 10.5 lakh passengers daily by 2031.

Sion’s established social infrastructure adds another dimension. Institutions such as SIES and Sion Hospital, along with the educational, retail, food and cultural offerings of neighbouring Matunga, Dadar, Kurla and Wadala, support everyday convenience.

According to Knight Frank India’s Beyond Bricks: The Pulse of Home Buying survey, 70% of respondents prioritised improved transport infrastructure and shorter commuting times.

For Sion, the combination of an established neighbourhood and expanding connectivity is reinforcing its place within Mumbai’s evolving residential landscape.
