Mumbai Housing Sales Fall 8% In Q3 2026 As Nine-City Market Slips 6%

Residential property sales across nine leading Indian cities declined 6% year-on-year to 1,03,170 units during the July-September quarter of 2026, according to real estate data analytics firm PropEquity. The decline came amid softer demand, reduced new project launches and uncertainty in the global economy.

The nine markets tracked by PropEquity include Mumbai, Navi Mumbai, Thane, Delhi-NCR, Bengaluru, Hyderabad, Chennai, Pune and Kolkata. Housing sales stood at 1,09,420 units in the corresponding quarter last year.

Fresh housing supply also moderated during the period, falling to 98,165 units from 1,00,330 units a year earlier. The July-September period typically witnesses slower residential activity as monsoon conditions can discourage developers from launching new projects.

Mumbai recorded an 8% year-on-year decline in housing sales, with transactions falling to 9,830 units from 10,690 units. Thane saw a sharper 11% drop, with sales declining to 16,230 units from 18,240 units.

Navi Mumbai moved in the opposite direction, recording a 12% increase to 9,810 units compared with 8,730 units in the same quarter last year.

Among other major markets, Bengaluru reported a modest 1% rise in sales to 17,340 units, while Hyderabad registered an 11% increase to 15,470 units.

Pune recorded a 16% decline, with sales dropping to 17,860 units from 21,190 units. Delhi-NCR reported a 12% fall to 8,090 units, while Chennai saw sales decrease 17% to 4,680 units.

Kolkata also recorded a 17% decline, with quarterly sales falling to 3,860 units from 4,640 units.

Despite the quarterly slowdown, the December quarter is generally expected to see stronger housing activity as festive demand returns. Developers often respond by increasing inventory and introducing promotional offers to attract buyers.

Samir Jasuja, founder and CEO of PropEquity, said tier 1 cities continue to hover around the 1 lakh quarterly mark for new supply and sales of residential properties.
