Mumbai Property Registrations Touch 14-Year High Despite 5% Drop In Stamp Duty Revenue

Mumbai’s property market recorded strong registration activity in September 2026, with 12,622 properties registered across areas under Brihanmumbai Municipal Corporation (BMC) jurisdiction. The figure represents a 5% year-on-year increase and marks the highest number of September registrations in more than 14 years.

Despite the rise in registrations, Maharashtra’s stamp duty collections from Mumbai declined by 5% annually to Rs 1,227 crore during the month. According to Knight Frank India’s analysis of data from the Maharashtra Department of Registrations and Stamps, the decline was primarily linked to a change in the mix of property transactions.

The festive season provided a significant boost to Mumbai’s registration activity. During the Ganesh Chaturthi period, celebrated from September 14 to 25, the city recorded 5,379 property registrations. This was 22% higher than the corresponding period a year earlier and represented the strongest festive-period performance in four years.

Stamp duty collections also increased sharply during the festival period. Mumbai generated Rs 640 crore in stamp duty revenue during the period, accounting for more than half of the total collections recorded in September. The figure was 32% higher year-on-year.

The contrasting trends between registration volumes and overall stamp duty revenue indicate that the composition and value of transactions played a role in determining government collections during the month.

The strong performance during Ganesh Chaturthi (September 15 -24), with registrations rising 22% year-on-year, provided a notable contribution to the month’s overall registration activity. The surge in registrations during both the festive period and over the month reflects continued homebuyer participation, although buyers remain selective in their purchase decisions. Well-located developments supported by quality infrastructure are likely to remain relevant to buyers as market activity evolves.”

The September data points to continued participation from Mumbai homebuyers, particularly during the festive period, while also highlighting the importance of transaction mix and property values in shaping stamp duty collections.
