Embassy REIT Moves To Expand Its Stake At Mumbai’s FIFC With Retail Acquisition

Embassy Office Parks REIT, India’s first publicly listed Real Estate Investment Trust, has secured board approval to acquire 8,048 sq. ft. of leasable retail space at the First International Financial Centre (FIFC) in Mumbai’s Bandra Kurla Complex (BKC). The proposed transaction is expected to consolidate the REIT’s ownership in the commercial development.

The retail premises are currently fully occupied by established food and beverage (F&B) brands, ensuring continuity in the property’s existing retail operations. The additional space is also expected to enhance the range of amenities available to businesses and employees at FIFC, contributing to the overall experience of its occupiers.

Situated in BKC, one of India’s prominent business districts, FIFC is a Grade A commercial property offering premium office spaces, convenient connectivity and an established ecosystem of facilities. Its location and tenant profile make it an important component of Embassy REIT’s Mumbai portfolio.

Embassy Office Parks REIT owns and manages more than 52 million sq. ft. of office space across Bengaluru, Mumbai, Pune, the National Capital Region and Chennai. Its portfolio comprises 14 office ecosystems, including integrated business parks and centrally located office properties. These developments cater to 285 domestic and international corporations.

The REIT has also diversified its holdings beyond conventional office assets. Its portfolio includes five operational business hotels, two additional hotels under development and a 100-megawatt solar park that supplies renewable electricity to tenants.

The proposed retail acquisition will broaden the REIT’s asset mix while reinforcing its presence at FIFC. Since the premises are already leased, the transaction is not expected to alter the development’s existing tenant arrangements.

Although the board’s approval represents a significant step towards completing the deal, the company has not disclosed the acquisition’s financial value or the anticipated completion timeline.

The transaction reflects Embassy REIT’s continued focus on strengthening its existing commercial properties and expanding the range of facilities offered within its office ecosystems.
