The next phase of growth is expected to raise the share of projects outside major metropolitan centres from 8% to 45%. Goa, Alibaug, Rishikesh, Bhubaneswar and Mohali have been identified as potential growth markets. Hyderabad is expected to add around 1,200 branded homes through seven projects by 2028, leading upcoming supply among metropolitan markets.

The report was unveiled at The Branded Residences Summit 2026 in Mumbai, which attracted 350 participants, including 250 developers and 28 domestic and international brands.

India’s branded housing supply expanded 3.1 times in 2025, rising from 1,015 to 3,181 units. Demand is supported by 19,877 ultra-high-net-worth individuals and strong premium housing sales. Homes priced above Rs 10 million represented 71% of sales across the country’s seven largest cities during the first half of 2026.
