GMLR, Thane-Borivali Twin Tunnels May Push Property Prices Up 12–20%

Mumbai’s eastern and western suburbs are expected to benefit from improved connectivity as the Goregaon-Mulund Link Road (GMLR) and Thane-Borivali Twin Tunnel projects advance. The infrastructure upgrades could ease congestion, shorten commuting times and strengthen residential and commercial property demand across several locations.

Thane-Borivali Journey May Take Just 15 Minutes

The 11.84-km Thane-Borivali Twin Tunnel project comprises 10.25 km of twin tunnels and 1.59 km of approach roads. Once completed, it is expected to become India’s longest urban road tunnel, connecting Tikuji-Ni-Wadi in Thane’s Manpada area with Ekta Nagar in Borivali.

Currently, the approximately 23-km journey via Ghodbunder Road can take between one and one-and-a-half hours, depending on traffic. The new underground corridor could bring the travel time down to around 15 minutes.

The Mumbai Metropolitan Region Development Authority (MMRDA) estimates that the tunnel could accommodate nearly 80,000 vehicles daily by 2029, potentially reducing traffic congestion and vehicular emissions.

Eastern and Western Suburbs May Gain

Improved connectivity is expected to benefit Mulund and Bhandup by providing easier access to employment centres in the western suburbs. Meanwhile, Malad, Goregaon and Borivali could attract additional homebuyers and commercial occupiers from the eastern side.

Navin Makhija, Managing Director, The Wadhwa Group, said, “The GMLR flyover and Thane-Borivali Twin Tunnel are expected to strengthen east-west connectivity, enhancing Mulund’s appeal among homebuyers and corporate buyers. Improved access to western commercial hubs could support demand and property value appreciation in the eastern suburbs.”

Karan Villaitramani, Director, Srishti Group, said, “The two projects could reshape the real estate landscape by improving connectivity with the western suburbs. Bhandup could gain traction as a redevelopment and affordable-luxury destination, while Mulund may see stronger housing demand, rental yields and capital appreciation.”

Dhruman Shah, Promoter, Ariha Group, said, “The GMLR flyover and Thane-Borivali Twin Tunnel could improve access to the Malad-Goregaon belt, which has emerged as a major employment and commercial hub. Better connectivity with the eastern suburbs could attract more homebuyers and commercial occupiers, strengthening demand across these western suburban markets.”

Shraddha Kedia-Agarwal, Director, Transcon Developers, said, “Improved east-west connectivity through the GMLR and Thane-Borivali Twin Tunnel, alongside existing metro services, could make these areas more accessible to homebuyers across the MMR. With commuting barriers easing, demand for quality housing and integrated developments could rise, supporting absorption and long-term property appreciation.”

Industry analysts project property price growth of 12–20% over the next 24–36 months across Mulund, Bhandup, Malad, Goregaon and Borivali. However, actual appreciation will depend on project completion, operational timelines and evolving market demand.
