Andheri West is emerging as a significant destination in Mumbai’s premium residential market, supported by rising property values, improved connectivity and a growing pipeline of luxury housing projects. Its established social infrastructure and redevelopment activity are attracting buyers seeking spacious homes, modern facilities and greater comfort.
The suburb’s residential landscape is changing as developers increasingly cater to demand for larger layouts, privacy and lifestyle-oriented amenities. Infrastructure improvements and the replacement of ageing buildings with contemporary residential towers are further strengthening its appeal.
Property Values Rise Amid Growing Premium Housing Demand
According to 99acres data, average residential prices in Andheri West climbed from Rs 33,950 per sq. ft. in January-March 2023 to Rs 36,100 per sq. ft. during the corresponding period in 2025. Prices subsequently reached Rs 39,350 per sq. ft. in January-March 2026, representing a 9% year-on-year increase.
By July-September 2026, the average had risen further to Rs 41,950 per sq. ft., outpacing the approximately 3% annual growth recorded in 2024 and 2025.
Connectivity and Social Infrastructure Drive Demand
Andheri West benefits from suburban railway services and Metro Lines 1 and 2A, alongside wider connectivity through other metro corridors. Proposed infrastructure developments, including the Bandra-Versova Sea Link, could further improve travel across Mumbai.
Schools, hospitals, shopping destinations, restaurants and entertainment venues also make the suburb convenient for families and working professionals.
Luxury Launches and Redevelopment Reshape the Market
Samir Jasuja, founder and CEO of PropEquity, said infrastructure improvements and redevelopment were helping establish Andheri as a premium residential hub.
“Luxury housing in Andheri has surged significantly, with launches above Rs 3 crore expanding more than 10x between 2020 and 2025 to reach around 1,800 units,” he said.
Jasuja added that luxury homes’ share of launches in Andheri increased from approximately 17% to 49% over the same period. Buyers, he noted, increasingly prioritise well-designed spaces, curated amenities, privacy and wellness facilities.
Aakash Ohri, Managing Director and Chief Business Officer at DLF, said, “We are seeing growing interest in established locations such as Andheri, where connectivity and access to key business and lifestyle hubs continue to underpin demand for premium housing. We believe this part of the city will remain an important focus for us as we deepen our presence in Mumbai.”
Ashwinder R Singh, Vice Chairman of BCD Group and Chairman of the CII Committee on Real Estate (NR), attributed the luxury boom to redevelopment, connectivity and buyers seeking alternatives to costlier neighbourhoods.
“Buyers priced out of Bandra and Juhu move north for larger, newer homes. Proximity to the airport, BKC and the film industry anchors demand. Post-pandemic buyers want branded, amenity-rich homes that only redevelopment here can deliver at scale.”
With premium launches expanding and older properties being redeveloped, Andheri West is strengthening its position in Mumbai’s luxury housing segment, although rising prices remain a key consideration for prospective buyers.
