The Maharashtra Real Estate Regulatory Authority (MahaRERA) has approved 435 housing projects ahead of Dussehra, paving the way for an estimated investment of Rs 23,719 crore and the construction of 32,981 flats across Maharashtra and neighbouring areas.
The approvals come during the festive period, when developers typically introduce new residential projects ahead of Dussehra and Diwali. Alongside the new registrations, the authority has cleared deadline extensions for 210 projects and approved corrections to 609 existing projects, following applications submitted by developers.
MahaRERA said its officials worked continuously to process applications and ensure eligible projects received their registration approvals before Dussehra.
MMR accounts for 201 projects
The Mumbai Metropolitan Region (MMR) accounted for 201 of the 435 newly registered projects. These included 63 projects in Mumbai City and its suburbs, 70 in Thane, 36 in Raigad, 25 in Palghar, five in Ratnagiri and two in Sindhudurg.
Pune recorded 140 projects, the highest total among the individual regions listed. The broader Pune region also included 13 projects in Satara, eight in Kolhapur, and three each in Sangli and Solapur.
Vidarbha received approvals for 32 projects, including 27 in Nagpur, four in Amravati and one in Akola. Khandesh accounted for 24 projects, comprising 23 in Nashik and one in Ahilya Nagar. Marathwada recorded eight approvals, seven in Sambhaji Nagar and one in Nanded. Two projects in Dadra and Nagar Haveli and one in Daman were also approved.
Extensions and corrections for existing projects
Developers must obtain MahaRERA’s approval before changing the plans of registered housing projects. Such requests must be filed under the regulator’s ‘Corrections’ category. Developers are also required to declare a completion deadline during registration and seek an extension if construction is delayed. Projects without approved extensions are classified as lapsed, potentially affecting their progress.
Between April and September 2026, MahaRERA approved 6,486 applications. Including October approvals, the total reached 7,740, covering 2,491 new registrations, 2,053 extensions and 2,377 corrections.
The authority said it would continue reviewing applications from developers whose projects satisfy legal, technical and financial requirements ahead of Diwali.
