Actor Sonu Sood has entered into a five-year lease agreement for a commercial property in Versova, Andheri West, Mumbai, with the total rental commitment estimated at around Rs 3.52 crore. The transaction was registered in October 2026, according to property registration documents analysed by Square Yards.
The commercial unit is situated in Aram Nagar, Versova, a neighbourhood within Mumbai’s western suburbs. The agreement outlines a gradual increase in monthly rent over the five-year tenure, with the rental amount rising each year.
Under the terms of the lease, the monthly rent has been set at Rs 5 lakh for the first year. It will increase to Rs 5.40 lakh in the second year, followed by Rs 5.83 lakh in the third year. The rent will rise further to Rs 6.30 lakh in the fourth year and reach Rs 6.80 lakh in the final year.
The annual escalation amounts to approximately 8%, taking the total rent payable over the entire lease period to nearly Rs 3.52 crore.
The agreement also involved a security deposit of Rs 32 lakh. As per details shared by Square Yards, stamp duty of ₹93,000 and registration charges of Rs 1,000 were paid to complete the transaction.
The lease highlights activity in Mumbai’s commercial property market, where rental agreements often include scheduled increases to account for changing market conditions and the duration of occupancy. Versova and Andheri West form part of the city’s established western suburban property belt, which accommodates residential developments alongside commercial establishments.
The registration of the agreement in October adds to the property transactions recorded in Mumbai during the month. The disclosed figures provide details of the lease’s financial terms, including the stepped-up rental payments, security deposit and statutory charges.
