Mumbai’s premium housing segment recorded 3,145 property registrations worth Rs 32,623 crore between April and September 2026, averaging more than 17 daily transactions for homes priced at Rs 5 crore or above. According to a real estate research organization, a half-yearly report by Lighthouse Luxury and Zapkey, Worli remained the city’s leading luxury property market.
Activity strengthened in the second quarter, with registrations increasing 10.5% to 1,651 and transaction value rising 17.1% to Rs 17,600 crore. The average property value climbed 6% to Rs 10.7 crore. July emerged as the strongest month, recording 618 transactions worth Rs 6,669 crore.
Demand at the highest end of the market also accelerated. During the six-month period, 29 homes priced at Rs 50 crore or more were sold for a combined Rs 2,536 crore, more than twice the number recorded in the first quarter. The second quarter alone accounted for 20 such transactions, including nine in September.
“Mumbai’s luxury market gathered pace through the half, and confidence at the very top is back, with deals above Rs 50 crore more than doubling,” said Sumesh Mishra, founder of Lighthouse PropTech.
Worli accounted for Rs 5,558 crore across 275 transactions, with an average ticket size of Rs 20.2 crore. The locality contributed approximately 17% of the overall luxury housing transaction value. Godrej Trilogy Seafront led individual projects with sales worth Rs 1,199 crore, while three homes at NamanXana fetched a combined Rs 456 crore, averaging Rs 152 crore each.
Other neighbourhoods also registered strong growth. Andheri West and Versova recorded a doubling of transaction values quarter-on-quarter, while Tardeo posted a 125% increase.
Among developers, Godrej Properties topped the rankings with sales of Rs 2,360 crore across 207 homes. Oberoi Realty followed with Rs 1,818 crore, while Lodha Developers recorded Rs 1,741 crore.
The luxury rental market remained active as well. Between June and September, eight homes were leased for at least Rs 20 lakh monthly, seven by corporate tenants. The highest rent reached Rs 28.50 lakh per month at Oberoi 360 West in Worli, equivalent to Rs 3.42 crore annually.
The figures highlight sustained demand for premium Mumbai homes, particularly in established luxury locations, alongside growing activity in other neighbourhoods.
