Mumbai’s premium residential market recorded 3,145 property registrations worth Rs 32,623 crore between April and September 2026, reflecting strong activity in the city’s high-end housing segment. The figures were compiled by Lighthouse Luxury and property registration intelligence platform Zapkey.
Homes priced at Rs 5 crore and above generated registrations worth Rs 17,600 crore during the July-September quarter, a 17% rise from the preceding quarter. Registrations increased from 1,494 properties worth Rs 15,023 crore in April-June to 1,651 homes in the subsequent three months.
The average transaction value also climbed from Rs 10.1 crore in the first quarter to Rs 10.7 crore in the second. Across the six-month period, more than 17 luxury homes were registered daily on average.
A notable trend was the sharp increase in transactions involving properties priced at Rs 50 crore or more. Mumbai recorded 29 such registrations during the first half of FY27, collectively valued at Rs 2,536 crore. The number rose from nine in the April-June quarter to 20 in July-September, more than doubling within three months.
Worli remained a key centre for premium property purchases, registering 275 homes worth Rs 5,558 crore. The locality’s average transaction value stood at Rs 20.2 crore, accounting for approximately 17% of the total value of luxury home registrations across the Mumbai region.
Other neighbourhoods also reported substantial growth. Transaction values in Andheri West and Versova doubled between the two quarters, while Tardeo recorded a 125% increase.
Sumesh Mishra, founder of Lighthouse PropTech, said buyer confidence in the uppermost segment of the market had strengthened, with transactions above Rs 50 crore more than doubling during the period.
Reloy founder and CEO Akhil Saraf linked sustained demand for luxury housing to infrastructure improvements across the Mumbai Metropolitan Region (MMR). He also pointed to property price appreciation as a factor attracting investors.
The figures underline the continued strength of Mumbai’s premium housing market, with rising transaction values and increased activity in the ultra-luxury segment. Upcoming registration data will indicate whether this momentum continues through the second half of FY27.
