Worli Naka is strengthening its position in Mumbai’s commercial real estate market as major infrastructure projects improve connectivity with key business districts, residential areas and Navi Mumbai. The integration of Metro Line 3, the Mumbai Coastal Road and the upcoming Sewri-Worli Elevated Connector is expected to make the location more accessible for businesses, employees and visitors.
In the past, traffic congestion on important routes, including the Western Express Highway and roads around Dadar, often made cross-city travel difficult. Despite its central location, Worli faced challenges in road connectivity. Recent infrastructure developments are providing commuters with additional travel options through metro, coastal and elevated road networks.
Metro Line 3 connects Worli with Cuffe Parade, the Bandra-Kurla Complex (BKC) and the airport corridor, extending up to Aarey. Meanwhile, the Mumbai Coastal Road offers a quicker route towards Marine Drive and connects with the Bandra-Worli Sea Link, improving access to the western suburbs.
Another major development is the Sewri-Worli Elevated Connector, which is expected to become operational in early 2027. The project is designed to link Worli with Sewri and the Atal Setu, providing improved access to Navi Mumbai, its emerging business centres and the new international airport.
Vedanshu Kedia, director of Prescon Group, said the expanding transport network was reshaping Worli Naka’s long-term accessibility. He noted that businesses evaluating office locations increasingly consider their requirements over the next decade, making connectivity a significant factor in their decisions.
For Grade A office spaces, these links could widen the potential workforce catchment by making daily travel easier from different parts of Mumbai and Navi Mumbai. Improved airport access may also benefit visiting executives and business travellers.
Market participants believe the developments could support office demand and influence property values and rentals. However, the actual impact will depend on leasing activity, available office supply, occupier requirements and broader market conditions.
