Navi Mumbai’s property market is witnessing increased activity ahead of the festive season, supported by demand from Mumbai residents relocating due to redevelopment projects and growing interest around the Navi Mumbai International Airport.
The combined trends are drawing attention to residential and hospitality developments in Panvel, Kharghar, Taloja and Ulwe, while strengthening the real estate connection between Mumbai and its neighbouring planned city.
Manohar Shroff, senior vice-president of the Maharashtra Chamber of Housing Industry’s Navi Mumbai unit, said rental housing demand had risen as several buildings in Mumbai entered redevelopment. Mukesh Lakhani of Max Realty noted that residents from Andheri, Goregaon and Matunga were moving to Navi Mumbai during the redevelopment process.
This movement is creating demand beyond regular home purchases, particularly in the rental segment. Residents whose buildings are being reconstructed need temporary accommodation, making Navi Mumbai an option for households seeking available housing outside Mumbai.
The airport is another factor influencing development across the region. Shroff said its presence had encouraged the growth of hospitality properties and residential towers in nearby areas. Improved connectivity and expectations of future economic activity are also shaping developers’ and investors’ interest in these locations.
However, the available information does not quantify the airport’s impact through passenger numbers, hotel occupancy or completed projects. Similarly, there are no figures detailing how many Mumbai households have relocated, changes in rental values or the volume of property transactions.
The market representatives also reported strong interest in pre-leased properties, partly attributing it to corrections in the share market. Meanwhile, Lakhani expects residential sales and rentals to improve during Diwali, supported by redevelopment-related relocation and broader market conditions.
The emerging demand reflects two distinct trends: temporary housing requirements created by Mumbai’s redevelopment activity and longer-term real estate expectations linked to the airport. While both are supporting interest in Navi Mumbai, their lasting impact will depend on housing supply, affordability, connectivity and actual market performance.
Rental and sales figures, relocation data and airport-linked business activity will be important indicators in determining whether the current festive-season momentum develops into sustained growth.
