Supreme Court Clears Path For Goregaon Housing Redevelopment; Construction Of 2,343 Homes To Begin

September 26, 2025: The stalled Patrachal redevelopment project in Goregaon has received a major boost after the Supreme Court lifted its stay order, paving the way for the construction of 2,343 houses under the Mumbai Housing and Area Development Authority (MHADA).

The redevelopment, overseen by MHADA’s Mumbai Board, involves nine plots secured under the sales component. Of these, four plots—R-1, R-4, R-7, and R-13—have been earmarked for the construction of 2,343 units. This includes 572 homes on R-1, 1,025 on R-4, 578 on R-7 and 251 on R-13. Work orders were originally issued to contractors in October 2024, with contracts duly awarded.

However, the project had been stalled for nearly a year due to the pending issue of environmental clearance for several housing developments across the Mumbai Metropolitan Region. As a result, construction could not begin, and the Board was forced to delay the planned 2025 housing lottery, which was to include these units as part of a 5,000-home Diwali draw.

Now, following the Supreme Court’s ruling, MHADA officials confirmed that a detailed proposal will be submitted to the Ministry of Environment, Forest and Climate Change within a week. All other permissions have already been secured, and once environmental clearance is granted, construction work is expected to commence immediately. Contractors have reportedly completed preliminary preparations to begin work without delay.

If construction proceeds as planned, the 2,343 homes are likely to be included in MHADA’s housing draw scheduled for April 2026. The redevelopment is expected to provide much-needed housing stock in Goregaon, with units ranging between 473 sq. ft. and 1,017 sq. ft., catering to low, middle, and higher-income groups.

Officials expressed confidence that the project will significantly enhance housing availability in suburban Mumbai.
