October 4, 2025: The long-delayed redevelopment of South Mumbai’s historic Kamathipura neighbourhood has finally gathered pace, with the Mumbai Building Repairs and Reconstruction Board (MBRRB) of MHADA receiving two bids for the ambitious project.
The bids, submitted by J Kumar Infraprojects Limited and AATK Construction, will now undergo technical scrutiny before financial proposals are opened. The final decision will then be forwarded to the Maharashtra government for approval. In the meantime, MBRRB has initiated a biometric survey of residents, conducted by Kshitij Creation, to establish the precise number of households, residents, and non-resident occupants — a vital step before work can commence.
Spread across 34 acres, Kamathipura is one of South Mumbai’s oldest and most densely populated localities. It comprises 475 cessed buildings, 163 non-cessed structures, 15 PMGP buildings, 52 collapsed structures, as well as schools, religious sites and government offices. The neighbourhood houses 6,073 residents and 1,342 non-resident occupants, many of whom live in buildings that have remained in poor condition since the 1990s.
The redevelopment blueprint aims to rehabilitate 8,001 residents and compensate 800 landowners. Families will receive 500 sq ft apartments, while non-resident families are to be allotted 225 sq ft tenements. Reconstructed buildings could rise up to 57 storeys, with saleable towers potentially reaching 78 floors. Landowner compensation will be based on plot size, with entitlements ranging from one to three 500 sq ft units, depending on land area.
Prepared by Mahimtura Consultants and approved under Regulation 33(9) of the DCPR 2034, the “Kamathipura Cluster Redevelopment – Urban Village” project aims to create a modern neighbourhood blending housing, commercial hubs and recreational spaces. Officials describe it as a model for urban regeneration in Mumbai.
With bids in place and surveys underway, Kamathipura’s long-awaited transformation appears firmly on track.
