‘Bandra Bay’ Set To Emerge As Mumbai’s Rs 1 Lakh Crore Luxury Waterfront Destination

October 17, 2025: Mumbai’s western coastline is poised for a major transformation with the unveiling of the ‘Bandra Bay’ project — projected to drive over Rs 1 lakh crore in luxury real estate development and create nearly 8 million sq. ft. of premium residential and retail space. The findings, detailed in a report titled ‘Why Bandra Bay is Mumbai’s Most Iconic Waterfront Investment’ by Lighthouse Luxury and CRE Matrix, were released by Shri Ashish Shelar, Minister for Information Technology and Cultural Affairs, Government of Maharashtra.

Envisioned as India’s answer to Palm Jumeirah and Marina Bay, Bandra Bay will transform 140 acres of Bandra Reclamation into an integrated waterfront destination that blends world-class design, culture, and lifestyle. The report identifies nine growth drivers for the area, including its strategic location, exclusivity, architectural excellence, global appeal, and sustainability.

According to the analysis, Mumbai’s waterfront homes command a 15–20% price premium, with Bandra Bay expected to surpass established luxury zones such as Juhu and Worli. The city’s infrastructure push — worth ₹2.62 trillion since 2002 — includes 649 km of transport networks such as the Coastal Road, Sea Link, Metro corridors, Atal Setu, and the Bullet Train, enhancing connectivity to the area.

Top developers, including Adani Realty, Hiranandani Communities, Oberoi Realty, Godrej Properties, L&T Realty, and The Wadhwa Group, are already lining up large-scale mixed-use projects. The report also estimates that 8,000 CXOs will seek luxury residences near the Bandra–Kurla Complex by 2030.

Shri Ashish Shelar stated that the initiative would “redefine Mumbai’s urban narrative” and create a world-class township that integrates “infrastructure, culture, and innovation.” Dr. Niranjan Hiranandani called it “Mumbai’s next icon for premium living,” while Sumesh Mishra noted, “Bandra Bay is not just a location — it is a movement.”

With its prime waterfront, robust infrastructure, and global allure, Bandra Bay is set to establish Mumbai as the ‘Waterfront Capital of India’ and a leading luxury hub worldwide.
