Redeveloped Apartments In Mumbai: Weighing The Pros And Cons Of Units Without Parking

October 24, 2025: As redevelopment accelerates across Mumbai, some developers on smaller plots are offering apartments without dedicated parking spaces. Experts say this is not necessarily a drawback, as the Mumbai Civic Body often relaxes parking requirements for redevelopment on smaller land parcels. However, buyers are advised to consider apartments with parking even if they do not currently own a vehicle, as it adds long-term value and can influence resale prospects.

Parking Calculation in Mumbai
Parking requirements in Mumbai vary with plot size and the number of flats. Typically, one parking space is required for every four small flats, two medium flats, and each large flat, with an extra 10% for visitors. Municipal regulations may limit total parking spaces, making it difficult to provide parking for all units. “Regulations set parking requirements based on the size of each flat, but the total number of parking spaces in a building may not be sufficient for each flat. In simple words, the regulation allows fewer parking spots, especially on smaller plots where space is limited. In larger or prime-location projects, however, developers compete to maximise parking provision to meet market demand,” said Vilas Nagalkar, architect and PEATA member.

Why Some Flats Lack Parking
“The reason some apartments are sold without parking is simply due to space constraints,” a redevelopment developer told HT Real Estate. “For instance, a 450 sq m plot with a two-storey building housing six homeowners might be redeveloped into 14 to 20 flats. The site may only accommodate parking for 10 to 12 cars, so remaining flats are sold without parking. There’s no hidden catch; developers clearly communicate this upfront.”

Advice for Buyers
“In my opinion, even if you don’t own a vehicle, it’s wise to buy an apartment with a parking space and hold on to it. Many owners rent out their parking spots, and future buyers often consider parking essential,” said Piyush Joshi, real estate consultant, Borivali.

Cost Implications and Market Trends
Units without parking are usually 10–15% cheaper than those with parking. According to Knight Frank India, 44,277 redevelopment apartments worth Rs 1.3 lakh crore may enter Mumbai’s market by 2030, with Borivali, Andheri, and Bandra emerging as top redevelopment hotspots.
