Worli’s Landmark Rs 10,000-Crore Housing Project Secures Regulatory Approval

October 28, 2025: A landmark luxury residential project in Worli, Mumbai, has received the Maharashtra Real Estate Regulatory Authority (MahaRERA) clearance, paving the way for its formal launch. Expected to generate over Rs 10,000 crore in gross revenue, the project marks one of South Mumbai’s most ambitious redevelopment ventures in recent years.

Spanning 2.63 acres in the upscale Worli enclave, the development—featuring three residential towers—will redefine the city’s luxury skyline. Phase 1, comprising two towers, Seaturf and Seafront, will offer around 11 lakh sq. ft. of saleable area. With MahaRERA registration now secured, the developer is set to initiate the launch this quarter.

“We will aim to deliver a landmark development… the location offers a rare combination of scale, connectivity and visibility,” said Gaurav Pandey, MD & CEO of Godrej Properties. Strategically situated off Dr. Annie Besant Road, adjacent to the Mahalaxmi Racecourse and offering panoramic Arabian Sea views, the project targets the ultra-premium residential segment where land supply remains scarce and buyer demand is strong.

Early regulatory approval for Phase 1 significantly de-risks the project and demonstrates execution readiness. The developer aims to position the project as a key contributor to its South Mumbai luxury portfolio, signalling growing confidence in the high-end housing market despite macroeconomic headwinds.

With an estimated Rs 10,000 crore revenue potential, this redevelopment represents a major milestone for Mumbai’s luxury real estate market, reinforcing the city’s appeal as a hub for premium residential investments.

Industry observers note, however, that large-scale luxury projects carry execution and pricing risks due to longer gestation periods and evolving buyer sentiment. Nevertheless, the project’s prime location, design ambition, and early regulatory clearance position it as a potential game-changer in South Mumbai’s redevelopment landscape.
