Bollywood’s Historic Filmistan Studio Transforms Into A Rs 3,000-Crore High-Rise Address

October 29, 2025: Mumbai-based Arkade Developers is set to redevelop the legendary Filmistan Studio site in Goregaon West into a Rs 3,000-crore luxury residential project, blending Bollywood heritage with contemporary design. The 4-acre land parcel, once home to cinematic classics such as Anarkali (1953) and Paying Guest (1957), will soon feature two 50-storey-plus towers offering 3- and 4-BHK residences and exclusive penthouses.

Arkade Developers had earlier acquired the entire stake in Filmistan Pvt Ltd for Rs 183 crore, gaining ownership of the prime SV Road property. The upcoming project, expected to launch in the first quarter of FY26, marks a significant milestone in the company’s expansion strategy. “We currently have six ongoing projects averaging around Rs 350 crore each. In the upcoming cycle, we expect to launch seven projects with a total potential exceeding Rs 8,000 crore,” said Amit Jain, Chairman and Managing Director of Arkade Developers. “Out of these, three are land projects where we own the land, and four are redevelopment projects,” he added.

Jain confirmed that demolition of the old structures is complete, and construction will commence following final approvals. “Our target is early next financial year, around Q1FY26. If not by then, the launch may take place by the festive season,” he said.

The redevelopment project pays homage to the cinematic legacy of Filmistan while redefining Goregaon’s luxury real estate landscape.
