November 10, 2025: The Navi Mumbai Municipal Corporation (NMMC) has identified 513 buildings as dangerous following a recent safety survey conducted under various provisions of the Maharashtra Municipal Corporation Act. The civic body has urged residents of structures older than 30 years to immediately conduct a structural audit through a certified civil or structural engineer registered with the NMMC.
According to Section 265(A) of the Act, every building that has been in use for over 30 years—calculated from the date of its occupancy certificate, whether full or partial—must undergo a structural audit. Residents must also submit a certificate confirming that recommended repairs have been completed and the building is safe for use.
To facilitate the process, the NMMC has made a list of approved structural engineers available on its website, www.nmmc.gov.in
. The civic body has set March 31, 2026, as the deadline for completing and submitting structural audit reports to the respective assistant commissioner, departmental officer, or the assistant director of town planning.
Officials warned that failing to conduct the audit or submit the required certification could attract penalties under Section 398(A) of the Act. Defaulters may face a fine of ₹25,000 or an amount equivalent to their annual property tax, whichever is higher.
Emphasizing the importance of compliance, a senior civic official said, “Using dangerous buildings or houses is a disaster. It could cause loss of life and property. Therefore, citizens are urged to immediately stop living in or using dangerous buildings or houses. Otherwise, if an unfortunate accident occurs, the responsibility will lie solely with the concerned persons.”
The initiative aims to prevent structural failures and enhance building safety across Navi Mumbai.
