Kamatipura Redevelopment Gets Final Nod; High-Rises, Modern Housing Planned

November 15, 2025: The Maharashtra government’s high-power committee has granted long-awaited approval for the 34-acre redevelopment of Kamatipura, marking a transformational moment for one of Mumbai’s oldest, most densely populated neighbourhoods. The move brings renewed momentum to a project that had been pending for years, with local MLA Amin Patel consistently pushing for its clearance.

The redevelopment will be executed under the cluster redevelopment scheme by Pune-based AATK Constructions. The project is being led by partners Atul Jaiprakash Goel, Tarush Atul Goel, and Kritesh Atul Goel, who will oversee the overhaul of the area’s ageing and unsafe housing stock.

A significant highlight of the plan is the rehabilitation package for existing occupants. As part of the proposal, every tenant will be allotted a 2BHK flat with a minimum area of 500 sq. ft., ensuring safer and more modern living conditions.
“Every landlord will also receive 500 sq. ft. of 2BHK housing for every 50 sq. metres of land owned,” MLA Patel said, outlining the benefits extended to property owners as well.

Calling the redevelopment a milestone for the community, Patel said, “This long-awaited dream is now turning into reality under the dedicated guidance of MHADA and the Government of Maharashtra. Together, we are building a brighter, better future for every family in Kamatipura.”

Kamatipura, which currently comprises nearly 800 dilapidated structures, will undergo a complete transformation through the project. The proposed plan includes rehabilitation towers rising up to 57 storeys, while sale components are expected to reach 78 storeys, significantly reshaping the local skyline. The redevelopment is poised to bring enhanced infrastructure, safer housing, and renewed urban character to the historic neighbourhood.
