OC Granted For Dilip Kumar’s Pali Hill Bungalow Redevelopment Project

Mumbai-based Ashar Group has received the Occupancy Certificate (OC) for its luxury residential project, The Legend, developed on the site of a bungalow once owned by Bollywood icon Dilip Kumar in Pali Hill, Bandra.

The developer announced on February 13 that the OC was secured nearly 20 months ahead of its original RERA deadline of 2028, marking a significant milestone for the high-end redevelopment. The company described the early completion as a reflection of its focus on timely delivery and transparency in Mumbai’s competitive luxury property market.

Originally launched in 2023, The Legend comprises expansive 4 and 5-BHK residences, including duplex apartments, along with a 2,000-square-foot museum dedicated to Dilip Kumar’s life and legacy. The redevelopment traces back to March 2016, when Dilip Kumar entered into a development agreement with Ashar Group.

“When we began this journey, we knew we were not merely redeveloping a building. We were entrusted with a legacy. Receiving the Occupation certificate 20 months ahead of schedule is a testament to our team’s dedication and our unwavering commitment to this endeavour,” said Ajay Ashar, Chairman and Managing Director, Ashar Group.

The project introduced ultra-luxury homes starting at 3,200 sq. ft., initially priced between Rs 1.55 lakh and Rs 1.80 lakh per sq. ft. Transactions are now averaging around Rs 1.65 lakh per sq. ft., with a penthouse reportedly touching Rs 1.81 lakh per sq. ft. The development has recorded sales exceeding Rs 500 crore.

Pali Hill remains one of Mumbai’s most prestigious residential pockets, long associated with film personalities including Sunil Dutt, Nargis, Rishi Kapoor, Aamir Khan and Sanjay Dutt, reinforcing the locality’s enduring appeal among high-net-worth buyers.
