Mumbai’s Goregaon-Mulund Link Road (GMLR) project could transform east-west connectivity and reshape property demand across Mulund, Bhandup, Malad and Goregaon. Industry analysts estimate that residential prices in these markets could rise by 12% to 20% over the next 24 to 36 months, depending on project completion and the resulting improvements in accessibility.
The Brihanmumbai Municipal Corporation (BMC) has been targeting the opening of a 1.26-km flyover connecting Dindoshi Court with Dadasaheb Phalke Chitranagari, popularly known as Film City. Featuring three lanes in each direction, the structure forms part of the larger 12.2-km GMLR project.
Once the entire corridor becomes operational, travel between Goregaon and Mulund is expected to fall from more than an hour to under 20 minutes. This could reduce dependence on congested routes such as the Jogeshwari-Vikhroli Link Road and Ghodbunder Road, bringing residential neighbourhoods and employment hubs closer.
Eastern suburbs may gain appeal
Mulund could attract more corporate professionals seeking access to western business districts, potentially supporting property values and rental demand. Navin Makhija, Managing Director of The Wadhwa Group, said:
“Mulund has consistently established itself as one of the most structured and self-sustained residential hubs in Mumbai’s eastern suburbs. The fast-approaching opening of the GMLR flyover section marks a pivotal milestone for the entire micro-market. By slashing commute times to western commercial hubs like NESCO, Film City, and Mindspace, Mulund’s attractiveness to corporate buyers will skyrocket. We anticipate a steady upward trajectory in property valuations as the line between eastern and western living blurs, prompting end-users and investors to lock in premiums in Mulund’s top-tier developments.”
Bhandup could benefit from relatively affordable housing and redevelopment opportunities. Karan Villaitramani, Director of Srishti Group, expects improved connectivity to strengthen demand across both eastern suburbs.
Western markets could see stronger demand
Malad and Goregaon may attract additional homebuyers and commercial occupiers as commuting becomes easier. Dhruman Shah of Ariha Group and Shraddha Kedia-Agarwal of Transcon Developers anticipate stronger demand, improved property absorption and potential appreciation in Malad-Goregaon.
However, the projected 12%–20% price growth is not guaranteed. Its realisation will depend on the wider corridor’s completion, tunnel construction beneath Sanjay Gandhi National Park and sustained demand for residential and commercial properties.
