Mumbai Introduces Fully Online Property Mutation System, Eliminating Need For Office Visits

In a bid to streamline land record services and reduce bureaucratic delays, Maharashtra Revenue Minister Chandrashekhar Bawankule on Wednesday launched a fully digital property mutation system for the Mumbai City district. The new platform allows citizens to update property records and apply for ownership changes without having to visit government offices.

Developed by the National Informatics Centre (NIC), Pune, the portal enables users to complete processes such as name transfers and record updates remotely. Officials noted that moving the system online is expected to enhance transparency, reduce processing time, and minimise manual intervention in property-related services.

The platform integrates a wide range of services under a single interface, covering as many as 45 categories of property mutations. These include cases related to sale deeds, inheritance, gift deeds, leases, mortgages, land acquisition, reservations, and road setbacks, among others. By consolidating multiple processes, the system aims to simplify procedures that were previously fragmented and time-consuming.

The initiative is part of the state government’s broader push to digitise administrative services and improve ease of access for citizens. By eliminating the need for physical visits, the new system is expected to significantly reduce paperwork and improve efficiency in handling property records.

Officials added that the online mechanism will also help maintain better data accuracy and tracking, while ensuring accountability at various stages of the mutation process. The move is likely to benefit property owners, buyers, and legal heirs by making the process more user-friendly and transparent.

With Mumbai being one of the country’s most active real estate markets, the introduction of a fully online mutation system marks a key step towards modernising land record management and improving service delivery in the city.
