A prominent residential plot in Malabar Hill is set to undergo a major transformation, with an ageing Art Deco building being cleared to make way for a premium residential tower. The development highlights a growing trend across Mumbai’s most expensive neighbourhoods, where low-rise heritage structures are increasingly replaced by high-rise luxury projects.
The redevelopment, led by JSW Realty, will convert the existing property into a boutique tower featuring spacious homes, including full-floor residences and upscale duplex units. Industry estimates indicate that the project could generate substantial sales value, reflecting sustained demand for ultra-luxury housing in South Mumbai.
Urban experts note that Malabar Hill, long known for its low-density layout and tree-lined streets, is witnessing a shift towards vertical growth. With limited land availability and rising property prices, redevelopment has become a key strategy to unlock value. However, this shift often comes at the expense of architectural continuity, particularly in areas associated with historic styles such as Art Deco architecture.
Mumbai houses one of the world’s largest collections of Art Deco buildings, many dating back to the early and mid-20th century. While some zones are protected, many privately owned properties fall outside conservation frameworks, making them vulnerable to redevelopment.
The trend also reflects changing buyer preferences. Developers are increasingly catering to affluent homebuyers seeking privacy, enhanced security, and modern amenities—features that are difficult to incorporate into older buildings. The upcoming tower is expected to include wellness-focused facilities and controlled-access living spaces.
At the same time, planners argue that such luxury projects underline broader urban challenges. While they contribute to municipal revenues and construction activity, they do little to address Mumbai’s housing shortage. In many cases, high-end towers accommodate fewer residents than the buildings they replace, raising concerns over efficient land use.
Environmental considerations also come into play, as demolition and reconstruction carry a significant carbon footprint. As redevelopment gathers pace, experts stress the need to balance growth with heritage preservation and sustainable urban planning.
