Chembur’s Iconic Sites Fuel Emergence As A Premium Housing Hub In Mumbai

Chembur, one of eastern Mumbai’s long-established suburbs, is undergoing a steady transformation in its residential profile, with several legacy landmarks and former industrial parcels being redeveloped into upscale housing projects. Historically known for its cultural institutions, factories, and recreational spaces, the area is now aligning with a broader citywide trend in which ageing land parcels are repurposed to create new residential supply.

A key example of this shift is the redevelopment of the iconic R. K. Studio, once synonymous with Indian cinema and the legacy of Raj Kapoor. Its transformation has highlighted the potential of large, historically significant landholdings in Chembur to support modern residential development.

Similarly, the former Dukes Factory reflects the suburb’s industrial past and the ongoing transition in land use, as such sites increasingly give way to redevelopment projects.

Another factor boosting Chembur’s appeal is the presence of the Bombay Presidency Golf Club. Residential projects in its vicinity have become highly desirable, offering expansive green views and relatively calm surroundings within a dense urban setting.

Industry experts suggest that such landmark-centric locations often serve as anchors for premium housing. According to Vijay Choraria, Managing Director of Crest Ventures Limited, global cities often see iconic sites evolve into high-end residential areas, particularly when they offer lifestyle advantages such as open spaces and proximity to key business districts.

Developers have responded to this shift in demand, with firms such as Godrej Properties, The Wadhwa Group, Rustomjee, House of Hiranandani, and Chandak Group launching projects in the micro-market.

Improved connectivity has further strengthened demand. Infrastructure such as the Mumbai Monorail and the Eastern Freeway has enhanced access to major business hubs, including South Mumbai, Bandra Kurla Complex, and Navi Mumbai.

As redevelopment gathers pace, Chembur is gradually evolving from a suburb rooted in its historic identity into a sought-after destination for premium housing, while still retaining traces of its legacy character.
