The Maharashtra government is set to classify the Kamathipura redevelopment as a ‘vital project,’ a move aimed at accelerating one of Mumbai’s largest cluster redevelopment initiatives. Spanning nearly 34 acres in south Mumbai, the project is expected to receive faster approvals and administrative support once the designation is cleared.
Announcing the development in the state assembly, Minister of State for Housing Pankaj Bhoyar said that the long-pending work order would be issued within a week. He acknowledged that the project had faced delays of over four months due to administrative challenges, responding to concerns raised by Congress MLA Amin Patel, who called for quicker execution given the unsafe living conditions in the area.
“It is true there has been a delay in issuing the work order due to administrative issues. However, it will be issued this week and on-ground work will begin within two months,” Bhoyar told the House.
The project is being implemented by Maharashtra Housing and Area Development Authority, which was appointed as the special planning authority. Tenders were floated on June 12, 2025, and contracts were awarded on November 14, 2025, to Bhagirathi Housing Pvt Ltd and Mathi Developers Pvt Ltd.
Bhoyar described the redevelopment as critical for south Mumbai, adding that the proposal to grant ‘vital project’ status will be reviewed by Housing Minister Eknath Shinde and Chief Minister Devendra Fadnavis. The status is expected to ease procedural hurdles and may unlock financial incentives.
Kamathipura comprises a dense mix of 943 cessed buildings, 349 non-cessed structures, 14 religious sites, and two civic schools across 15 lanes. The redevelopment is expected to benefit nearly 8,000 families currently residing in ageing and unsafe buildings, while also contributing to the transformation of south Mumbai’s real estate landscape.
