The Maharashtra Housing and Area Development Authority (MHADA) has launched its 2026 lottery offering 2,640 affordable homes across Mumbai, but a significant portion of these units are still under development. According to data available on MHADA’s website, 1,762 apartments—around 66% of the total—are currently under construction.
These under-construction homes are primarily located in suburbs such as Vikhroli, Goregaon, and Borivali. Of the total, 128 units are in Borivali East, 85 in Goregaon West, while the remaining are spread across Kanamwar Nagar and Vikhroli.
The pricing of homes in the lottery spans a wide range. The most expensive unit is located in Tardeo, South Mumbai, under the High Income Group (HIG) category, priced at Rs 6.82 crore. This includes apartments in Cressent Tower, with sizes of 1,520 sq ft and 1,838 sq ft. At the other end, the most affordable homes fall under the Economic Weaker Section (EWS), with prices starting at over Rs 29 lakh in areas such as Mankhurd and Goregaon. Several units are also available in the Rs 2 crore to Rs 4 crore bracket.
The lottery includes properties across 97 locations, covering areas like Chembur, Bandra, Ghatkopar, Wadala, Powai, and Dadar. “A total of 97 housing project locations are included in this lottery. The Google location details of all these sites will be made available on the official website and mobile app. To facilitate applicants in inspecting the tenements before applying, MHADA will also provide details of contact personnel along with their contact numbers on the official platforms within the next two to three days,” the MHADA said in a statement on March 30.
Online registration began on March 30, with applications open until April 29. The lottery draw results are scheduled to be announced on May 15, 2026.
