Inside Niranjan Hiranandani’s 6-Storey Malabar Hill Residence With Panoramic Sea Views

Real estate magnate Niranjan Hiranandani recently offered a glimpse into his luxurious six-storey residence in Malabar Hill, showcasing a home that reflects understated elegance, modern design, and personal history. Known for transforming quarry land into the landmark township of Powai, Hiranandani is regarded as one of India’s pioneering figures in real estate development.

The residence, named Kanta after his mother, stands as a blend of contemporary aesthetics and cultural influences. While Hiranandani also owns a home in Powai, he revealed that he prefers living in Malabar Hill due to the “connection of people.” The building is designed to feel vibrant and lived-in, housing not only Hiranandani and his wife but also his sister-in-law and two tenants.

The home’s interiors are thoughtfully curated, balancing minimalism with striking design elements. Upon entering, visitors are greeted by a sophisticated foyer featuring golden wall accents, a statement entrance door, and a well-lit corridor. Accent lighting highlights the staircase leading to the upper floors, while patterned walls add a distinctive visual character.

The expansive living room reflects a seamless mix of comfort and style. Bathed in natural light from large windows, the space opens out to a balcony offering sweeping sea views—one of Hiranandani’s favourite spots in the house. The living area is divided into multiple sections, making it ideal for hosting gatherings while maintaining a sense of openness.

The dining space continues the theme of refined luxury. A modern crystal chandelier illuminates a large marble-top dining table that can accommodate up to 16 guests. Nature-inspired wallpapers, soft lighting, and polished marble flooring enhance the room’s sophisticated ambience. Adjacent to the dining area is an indoor bar, complete with a marble counter and shelves stocked with premium spirits.

Throughout the residence, traditional elements subtly complement the modern design, reflecting Hiranandani’s appreciation for cultural aesthetics. The overall layout emphasises spaciousness, functionality, and a connection to natural surroundings, particularly through its sea-facing vantage points.

Beyond the home itself, Hiranandani’s journey adds depth to the story. A first-generation entrepreneur, he overcame early business setbacks to establish the Hiranandani Group as a major force in India’s real estate sector. A qualified chartered accountant with a doctorate focused on housing, his career has been defined by large-scale urban development projects that have reshaped city landscapes.

The Malabar Hill residence stands not just as a symbol of luxury, but also as a reflection of his personal and professional evolution—where thoughtful design meets legacy and lived experience.
