Mumbai Realty Embraces AI-Powered Air Purification For Healthier Buildings

Mumbai’s real estate sector is witnessing a technological first, as Superb Realty partners with deep-tech firm Praan to deploy AI-driven air purification across a major development spanning over 1 million sq ft. The initial rollout will begin at the developer’s commercial project and gradually expand to upcoming residential and mixed-use developments, signalling a shift in how air quality is being integrated into building design and infrastructure.

Industry observers highlight that indoor environmental quality is becoming a measurable factor in asset valuation, productivity, and long-term health outcomes. “Air quality is fast becoming a quantifiable premium in real estate,” said Shilpin Tater, noting that research links cleaner indoor air to better cognitive performance and overall occupant well-being.

Praan’s proprietary system combines real-time environmental monitoring with AI-driven optimisation and adaptive purification. The technology can filter ultrafine particles far smaller than conventional systems and eliminate harmful gases more efficiently, allowing buildings to dynamically respond to changing indoor and outdoor air conditions. “Air remains one of the least optimised systems in building design despite being the most frequently used interface,” said Angad Daryani.

The pilot project at Superb Altura will serve as a benchmark for future deployments across the company’s portfolio, with the system designed for scalable integration into multiple developments. Studies show that people spend nearly 90% of their time indoors, where air can be 2–5 times more polluted than outdoors due to particulate matter, volatile organic compounds, and microbial contaminants. The World Health Organization consistently identifies air pollution as a top environmental health risk, with Indian cities ranking among the most polluted globally.

With rising urban density and pollution, developers are increasingly prioritising wellness-focused infrastructure in premium housing and Grade A commercial spaces. Superb Realty’s AI-powered air purification initiative positions the company at the convergence of real estate, health, and climate technology, reflecting a broader industry trend towards data-driven, occupant-centric urban development.

This project marks a transformative step, demonstrating how intelligent environmental design is set to become a core value proposition in Mumbai’s evolving real estate landscape.
