Real Estate Approvals To Get Faster As BMC Rolls Out AI Platform

The Brihanmumbai Municipal Corporation is set to introduce an artificial intelligence-driven platform aimed at accelerating approvals in Mumbai’s real estate sector, with the goal of improving efficiency and reducing procedural delays.

The announcement was made by Municipal Commissioner Ashwini Bhide during the ‘Change of Guard’ event organised by NAREDCO Maharashtra. She stated that the new AI-enabled system will unify multiple civic approval processes into a single digital interface. “The introduction of this AI-led facility marks a significant step towards streamlining processes and enhancing transparency. We aim to reduce approval timelines and improve efficiency for stakeholders,” she said.

The proposed platform will enable developers, architects, and consultants to submit applications and monitor their status in real time. AI-based tools will be used for document scrutiny, compliance verification, and predictive analysis. Officials added that the system will also detect inconsistencies and ensure adherence to development control norms, thereby minimising manual intervention and bringing greater uniformity to the approval process.

Mayor Ritu Tawde noted that due to ongoing digitisation efforts, approvals for building proposals are already being processed within 45 days. She emphasised the civic body’s focus on building a more transparent and accountable framework, while also encouraging developers to contribute to inclusive urban infrastructure, including facilities for women.

Industry stakeholders have welcomed the initiative, stating that faster approvals and clearer regulations could reduce project costs and help ensure timely completion.

The civic body is currently in the final stages of implementing the system and plans to introduce it in phases, along with training support for users. At the same event, Kamlesh Thakur assumed office as president of NAREDCO Maharashtra, succeeding Prashant Sharma, and outlined a roadmap focused on digital transformation and policy engagement.
