Missing Link Project Set To Reshape Mumbai 3.0 Realty Landscape, Boost Karjat-Lonavala Growth

The long-awaited Missing Link project on the Mumbai–Pune Expressway is expected to significantly alter the real estate dynamics of the extended Mumbai Metropolitan Region (MMR), particularly in emerging zones collectively referred to as “Mumbai 3.0.” Locations such as Karjat, Neral, and Lonavala are increasingly gaining attention as promising residential and second-home destinations, supported by improved connectivity, reduced travel time, and shifting buyer preferences.

Designed to bypass the ghat section, the Missing Link will cut travel time between Mumbai and Pune by approximately 20–25 minutes. Beyond easing congestion on one of India’s busiest expressways, the project is set to unlock new micro-markets along the corridor. Enhanced accessibility is likely to accelerate infrastructure-led development, encouraging both end-users and investors to look beyond the saturated urban core.

Karjat and surrounding areas are already witnessing a steady rise in real estate activity, particularly in plotted developments, villa projects, and wellness-focused second homes. These regions offer a blend of affordability, natural landscapes, and gradually improving civic infrastructure, making them attractive for both lifestyle buyers and long-term investors.

Together, these developments are decentralising demand and creating new urban clusters.
