MHADA Issues Approval Letter For Redevelopment Of 33-Acre Abhyudaya Nagar Colony In South Mumbai

The Maharashtra Housing and Area Development Authority (MHADA) has issued a Letter of Acceptance (LoA) to a consortium comprising M.G.N. Agro Properties, N.N.P. Buildcon, and Honest Shelters for the redevelopment of the Abhyudaya Nagar housing colony in Kalachowki, South Mumbai.

Considered one of the major MHADA-led redevelopment initiatives in Mumbai’s island city, the long-pending project spans nearly 33 acres and includes 48 residential buildings containing around 3,410 tenements. Of these, approximately 3,335 are residential units, while 75 are commercial or non-residential premises. Most of the existing residential homes are part of old MHADA housing stock and currently measure around 210 sq ft carpet area.

Under the proposed redevelopment scheme, eligible residents are expected to receive rehabilitation apartments measuring 641 sq ft carpet area at no additional cost. The project will be executed under MHADA’s Mumbai Board through the Construction and Development (C&D) model.

Apart from providing larger residential units, the redevelopment plan also includes upgrades to internal roads, drainage systems, water supply infrastructure, open spaces, and other civic amenities within the colony layout.

The project holds strategic significance due to both its scale and location in central Mumbai, where large land parcels remain scarce. Abhyudaya Nagar’s proximity to key commercial and residential hubs across South and Central Mumbai makes the redevelopment important for urban renewal efforts in the city.

The redevelopment process had faced several delays over the years, including challenges related to obtaining mandatory resident consent. Earlier reports indicated that multiple developers had shown interest during the bidding stage, while a previous bidder reportedly withdrew after difficulties in fulfilling consent-related requirements.

Under MHADA norms, the selected developer must secure approval from at least 51 per cent of eligible residents within the specified timeframe before moving ahead with execution. Following revisions to the process, MHADA proceeded with the latest approval and issued the LoA to the consortium.

The Abhyudaya Nagar project is part of MHADA’s broader redevelopment strategy for ageing housing layouts across Mumbai. Officials have previously stated that redevelopment is being planned across nearly 923 acres of MHADA land, potentially impacting over 75,000 residents citywide.

Other major layouts under consideration for redevelopment include Motilal Nagar in Goregaon, Bandra Reclamation, GTB Nagar, and SVP Nagar. MHADA has increasingly adopted cluster redevelopment models to modernise old housing colonies and improve living conditions in densely populated parts of Mumbai.
