Metro Expansion & Infrastructure Projects Boost Goregaon East’s Rise As City’s Commercial Hub

Ongoing infrastructure upgrades and expanding Metro connectivity are strengthening the position of Goregaon East as an emerging commercial district within Mumbai, according to Vikash Kawar.

In an industry commentary, Kawar stated that major transport projects such as the Bandra-Worli Sea Link and the Coastal Road are significantly changing commuting patterns across Mumbai by reducing travel time between the western suburbs, airport region and South Mumbai.

He noted that Mumbai has traditionally measured distance through commuting duration rather than physical proximity due to congestion and fragmented transport systems. However, recent infrastructure-led mobility improvements are enabling businesses to increasingly consider suburban office destinations beyond established commercial districts.

According to the commentary, Metro corridors, arterial road upgrades and cross-city connectivity projects are reducing commuting challenges and supporting the growth of suburban business hubs such as Goregaon East. Kawar said the locality, once viewed primarily as a residential area, is gradually evolving into an important commercial micro-market due to improved connectivity with major business corridors.

The expansion of the Mumbai Metro network has been identified as a major factor driving this transformation. Kawar highlighted Metro Line 7, connecting Andheri East and Dahisar East, as a key transport corridor supporting commercial growth in the western suburbs. He added that future projects such as the proposed Goregaon-Mulund Link Road are expected to further improve east-west mobility.

The commentary stated that commuting convenience has become increasingly important for businesses because of its impact on employee productivity, workforce retention and operational efficiency. Sectors including technology, consulting, financial services and Global Capability Centres are increasingly prioritising accessibility alongside office visibility.

Kawar noted that Goregaon East is attracting occupiers partly because it offers strong connectivity advantages while maintaining comparatively lower commercial rentals than established business districts such as Nariman Point, Lower Parel, Bandra-Kurla Complex and Andheri East.

He added that infrastructure-led commercial corridors such as Goregaon East are expected to witness sustained long-term growth as Mumbai’s urban and business landscape continues to evolve.
