The Maharashtra Housing and Area Development Authority (MHADA) has identified the successful bidders for the redevelopment of three prominent Mumbai neighbourhoods—Bandra Reclamation, Adarsh Nagar in Worli, and Sardar Vallabhbhai Patel (SVP) Nagar in Andheri West. Adani Properties Pvt. Ltd. has emerged as the preferred developer for the Bandra Reclamation and Adarsh Nagar projects, while a consortium led by JSW Steel has secured the SVP Nagar redevelopment contract.
The redevelopment projects cover a combined area of 206.49 acres and were tendered under MHADA’s cluster redevelopment programme. Bids were invited on April 8, and technical submissions were opened on May 20. The authority officially announced the selected developers on Tuesday.
The announcement comes even as resident groups and housing societies from all three project areas continue their legal challenge against the redevelopment process. A petition questioning the tender process is currently before the Bombay High Court, with the next hearing scheduled for June 9. Residents have previously expressed concerns over transparency, consultation mechanisms and compliance with consent requirements.
The projects will be implemented through the Construction & Development Agency (C&DA) model, under which developers undertake comprehensive redevelopment of designated clusters.
A MHADA official said, “Adani Properties Private Limited has emerged as the highest bidder for the Adarsh Nagar and the Bandra Reclamation projects. The SVP Nagar in Andheri West was won by the consortium led by JSW Steel.”
The winning consortium for SVP Nagar comprises Hanura Realty, a subsidiary of JSW Steel, along with Chandak Realtors, Premsagar Infra Realty and Vantier Realty. The bids will now be placed before a high-powered committee constituted for the redevelopment projects. Following the committee’s approval, the proposals will be forwarded to the state government for final clearance.
Among the three clusters, Bandra Reclamation is the largest at 98.27 acres, followed by SVP Nagar at 73.89 acres and Adarsh Nagar at 34.33 acres. Residents eligible under the scheme will receive transit rent during the redevelopment period, along with maintenance corpus support.
The bidding process saw participation from several major developers, including Lodha Developers, Adani Properties, JSW Realty & Infrastructure and Reliance 4IR Realty Development, underscoring the strategic significance of these redevelopment opportunities in Mumbai’s real estate landscape.
