Mumbai’s western suburbs are witnessing a surge in redevelopment activity, driven by ageing residential buildings, limited land availability, and ongoing infrastructure upgrades. Neighbourhoods such as Santacruz, Andheri, Goregaon, Kandivali, and Dahisar have emerged as major redevelopment hubs, with older housing societies increasingly making way for new residential developments.
With scarce greenfield land available within city limits, redevelopment has become a key source of fresh housing supply in Mumbai. Industry estimates suggest that redevelopment-led projects are expected to add more than 44,000 residential units in the coming years, representing a development value of nearly Rs 1.3 lakh crore.
According to data from Knight Frank India, over 900 housing societies across Mumbai have entered redevelopment agreements since 2020, with a significant share concentrated in the western suburban corridor. Alongside society redevelopment, slum rehabilitation projects continue to reshape several residential clusters. Industry reports indicate that more than 2,500 slum rehabilitation projects have been completed across the city over the last three decades, benefiting approximately 2.83 lakh families.
Developers and industry experts view redevelopment as more than the replacement of ageing structures. Increasingly, projects are incorporating improved infrastructure, enhanced urban planning, rehabilitation measures and upgraded community amenities.
Rohan Brahmdev Shukla, Director and Chief Civil Officer at DGS Group, said redevelopment across western suburbs and slum rehabilitation clusters is helping improve housing quality and civic infrastructure in areas that have evolved organically over several decades. He added that while execution requires coordination among authorities, residents and developers, the process is contributing to large-scale urban transformation.
Industry stakeholders note that established suburban locations continue to attract strong buyer demand due to existing connectivity networks and mature social infrastructure. They also emphasise that policy support, streamlined approvals and faster clearances will remain crucial to sustaining redevelopment momentum and supporting Mumbai’s long-term urban renewal objectives.
