Mumbai’s coastline is undergoing a major transformation as a series of infrastructure and redevelopment projects redefine the city’s relationship with its waterfront. Once dominated by ports, industries and transport infrastructure, the shoreline is increasingly being opened up for public spaces, commercial development, tourism and improved connectivity.
One of the most significant developments is the Mumbai Coastal Road, which has created a 5.25-kilometre public promenade between Marine Lines and Worli. Beyond functioning as a transport corridor, the project includes parks, cycling tracks, landscaped open spaces and recreational zones. In June 2026, the Supreme Court cleared the development of the project’s proposed 130-acre seafront public space, paving the way for additional waterfront amenities.
On the eastern side of the city, the Union Ministry of Ports, Shipping and Waterways announced a Rs 22,672 crore redevelopment programme in February 2026 to transform Mumbai’s Eastern Waterfront. The project includes plans for a marina, convention centre, cruise terminal, tourism infrastructure and commercial developments while retaining the port’s operational functions.
At the same time, the Mumbai Port Authority continues to expand its maritime operations. During FY 2025-26, the port recorded its highest-ever cargo throughput of 75.15 million metric tonnes, highlighting its continued importance as one of the country’s major logistics hubs even as redevelopment progresses.
Infrastructure projects such as the Atal Setu have further strengthened the region’s connectivity by improving access between Mumbai, Navi Mumbai, Jawaharlal Nehru Port Authority (JNPA) and the Navi Mumbai International Airport. The bridge has reinforced the strategic importance of Mumbai Harbour as an economic corridor.
Cruise tourism is also emerging as a key focus area, with investments in passenger terminals and supporting infrastructure expected to create new opportunities in tourism, hospitality and allied services.
Meanwhile, the Orange Gate–Marine Drive tunnel project proposes an extension of the iconic Marine Drive promenade through reclamation works while integrating it with upgraded road infrastructure.
The Mumbai Port Authority has also initiated plans to lease 28 land parcels spanning more than 217 acres along the eastern waterfront for corporate offices, IT parks, trade centres, logistics facilities and tourism-related projects.
Together, these initiatives are transforming Mumbai’s waterfront into an integrated network of transport infrastructure, public spaces, commercial districts and maritime facilities, supporting both economic growth and urban development.
