Alibaug’s Plotted Developments Gain Momentum As Infrastructure Boosts Coastal Real Estate Demand

Land has traditionally remained one of the most resilient real estate assets, offering long-term appreciation potential and flexibility to investors. In recent years, changing buyer preferences, improved infrastructure and demand for larger living spaces have increased interest in professionally planned plotted developments across emerging markets.

Today’s buyers are looking beyond mere land ownership. Factors such as clear legal titles, organised infrastructure, accessibility, lifestyle amenities and the credibility of developers have become important considerations while making investment decisions. This shift is becoming increasingly visible in Alibaug, which is evolving from a weekend getaway destination into a prominent residential and investment market.

Improved connectivity through major infrastructure projects including the Mumbai Trans Harbour Link (Atal Setu), Navi Mumbai International Airport, the upcoming Virar-Alibaug Multimodal Corridor and the Rewas-Karanje Bridge has strengthened Alibaug’s position as an extension of the Mumbai Metropolitan Region. These developments are expected to reduce travel time and enhance the region’s attractiveness for homebuyers, investors and second-home seekers.

Responding to the growing demand, Peninsula Land has launched Peninsula Estates, Alibaug ONE, a gated plotted development in the Alibaug Crescent corridor. Spread across approximately 11 acres, the project comprises 92 plots ranging from around 2,500 sq ft to 6,000 sq ft. Located nearly 20 minutes from Mandwa Jetty, the development aims to combine coastal living with improved access to Mumbai.

According to an internal market assessment commissioned by Peninsula Land and prepared by Colliers International (India) Property Services Private Limited, land prices in prime Alibaug locations could witness significant growth over the next decade, supported by infrastructure expansion and rising demand for premium residential spaces.

The growing preference for plotted developments is also linked to changing lifestyle expectations. Unlike conventional apartments, plotted communities offer buyers the flexibility to design customised homes while enjoying planned infrastructure, open spaces and community amenities.

The company stated that Peninsula Estates provides features such as organised internal roads, approvals, landscaped spaces, lifestyle amenities and an exclusive clubhouse, addressing the demand for secure and professionally managed communities.

The segment is also attracting increasing interest from Non-Resident Indians (NRIs), who view land as a tangible asset offering long-term wealth creation opportunities. Favourable currency exchange rates, India’s economic growth prospects and the flexibility to construct homes in the future are among the factors driving NRI interest.

Commenting on the launch, Rajeev Piramal, Executive Vice Chairman and Managing Director, Peninsula Land, said, “Land is uniquely positioned as more than just a highly resilient investment asset; it is the ultimate anchor of generational wealth. In times of global volatility, discerning buyers are seeking safe havens that offer both stability and exponential growth. With Peninsula Estates, Alibaug ONE, we are presenting a rare opportunity to buy into a prime corridor right at the cusp of its massive infrastructural and lifestyle transformation. By stripping away the traditional complexities of land buying, we are delivering a ‘gold standard’ asset, one backed by uncompromising legal clarity, premium master-planned infrastructure, and the credibility of a trusted brand.”

With infrastructure-led growth reshaping coastal markets, organised plotted developments are expected to become an important segment in Alibaug’s evolving real estate landscape, offering buyers a combination of investment potential, lifestyle benefits and long-term ownership flexibility.
