The Maharashtra Housing and Area Development Authority (MHADA) has prepared a roadmap to develop nearly 7.5 lakh homes across the Mumbai Metropolitan Region (MMR) as it works towards fulfilling the state government’s affordable housing targets. The housing authority is aiming to contribute significantly towards the government’s goal of creating 8 lakh homes through state-run agencies, alongside housing supply generated through Slum Rehabilitation Authority (SRA)-led redevelopment projects.
Speaking at an event organised by the Mumbai Housing and Area Development Board (MHADB), the Mumbai wing of MHADA, during the allotment of 2,640 homes through its lottery system, MHADA Vice-President and CEO Sanjeev Jaiswal highlighted the authority’s recent achievements. He said that various regional boards of MHADA have sold nearly 50,000 homes over the past three years through lotteries and first-come-first-served schemes.
“As NITI Aayog has identified Mumbai as a growth hub, around 30 lakh new homes will be needed, of which the SRA will supply 22 lakh homes, and MHADA has taken responsibility for the supply of 7.5 lakh homes…We have taken major steps to expand cluster redevelopment in Mumbai, with 925 acres of clusters set to be redeveloped in the next seven years. Around 65,000 people will be rehabilitated in these schemes, and MHADA will also get housing stock of around 30,000. More than 1 lakh homes will also be built privately as a result,” Jaiswal said in his address.
MHADA is currently overseeing major cluster redevelopment projects, including Motilal Nagar in Goregaon in partnership with the Adani Group, Kamathipura in South Mumbai through AATK Construction, and GTB Nagar in Sion with Rustomjee as the development partner.
Jaiswal also announced that MHADA’s rental housing portal, being developed under the state’s new housing policy, is expected to become operational soon. The government has already issued request-for-proposals (RFPs) for setting up the platform. The portal is expected to support housing formats such as student accommodation, industrial workers’ housing, and hostels for working women.
The next Mumbai Board lottery is likely to be announced between January and February 2027, with a similar number of homes expected to be offered. MHADA also plans to expand housing supply through its regional boards in Konkan, Pune, Nashik and Chhatrapati Sambhajinagar.
The recently completed lottery process saw strong demand, with each home receiving around 28 applications. MHADA attributed the response to affordable pricing, locations and existing infrastructure.
Jaiswal also stressed the need for reforms in the state’s inclusive housing scheme, where private developers must provide 20% of built-up area to MHADA for EWS and LIG housing. Several projects under the scheme have faced delays due to developer-related issues and regulatory hurdles, affecting possession timelines for beneficiaries.
