Mahalaxmi is gaining prominence as a redevelopment-led real estate destination in South Mumbai, with infrastructure upgrades, improved connectivity and large-scale urban renewal projects reshaping the established neighbourhood.
Abhishek Raj, Promoter, Jenika Ventures, said, “Mahalaxmi appears to have emerged as one of the most promising real estate locations in South Mumbai through redevelopment, and it is not a marketing blurb at all. It can be seen as a blend of central location along with upgrading infrastructure and urban renewal initiatives.”
Unlike peripheral areas where development typically involves expanding into new land, Mahalaxmi’s growth is focused on transforming existing urban spaces. Ageing residential buildings and underutilised land parcels are increasingly being replaced with modern housing projects and upgraded amenities.
Redevelopment initiatives, including the Dhobi Ghat project, reflect Mumbai’s broader shift from outward expansion towards the renewal of established neighbourhoods. Such projects can increase housing supply while improving infrastructure, civic amenities and living conditions for existing residents.
Mahalaxmi’s strategic location is another factor supporting its appeal. The locality is well connected to major commercial centres such as Lower Parel, Worli and Nariman Point through road and rail networks. The Mumbai Coastal Road is also expected to strengthen connectivity between South Mumbai and the western suburbs, potentially improving accessibility and supporting residential and investment demand.
The iconic Mahalaxmi Racecourse remains another defining feature of the area, providing a significant open green space within the city.
A major component of Mahalaxmi’s redevelopment story is the transformation of the Dhobi Ghat precinct. L&T Realty, in association with ORA Group, is undertaking a large-scale redevelopment project that combines rehabilitation of existing residents with premium residential development.
Under the project arrangement, ORA Group is handling rehabilitation construction, approvals and tenant management, while L&T Realty is responsible for the free-sale residential component.
The project is estimated to have a revenue potential of around Rs 4,740 crore and development potential of approximately 9.48 lakh sq ft of carpet area. The rehabilitation component is targeted for completion by May 2028, while the sale component is expected to be completed by early 2030.
The transformation reinforces Mahalaxmi’s position as an important redevelopment-driven growth corridor within Mumbai’s established core.
