Sugee Group has entered the Thane real estate market with Sugee Lake District, a 52-acre waterfront mixed-use development in Thane West that will combine premium commercial offices with retail, hospitality and lifestyle amenities.
Located opposite Korum Mall near Cadbury Junction in Khopat and fronting the Eastern Express Highway, the project is being planned as an integrated business and lifestyle destination. Its first commercial component will be a ground-plus-45-storey tower offering Grade A++ office spaces.
The wider development will feature a six-acre lakeview promenade, high-street retail outlets, dining options and hospitality and wellness facilities. Sugee Group said the project has also been registered under LEED (Leadership in Energy and Environmental Design), reflecting its focus on resource efficiency and environmentally responsible development.
Office spaces in the first tower will range from approximately 800 sq ft to 6,000 sq ft, with adjoining units capable of being combined. Typical floor plates will span around 46,000 sq ft, allowing the project to accommodate businesses of different sizes, from independent professionals and startups to established corporations and investors.
The tower is planned with 46 high-speed passenger elevators, along with dedicated service elevators. Additional amenities across the development are expected to include a rooftop lounge, café, fitness centre, steam room, pickleball court, turf and indoor games area. A crèche, pet crèche, medical room and red-light therapy room are also proposed.
Nishant Deshmukh, founder and managing partner of Sugee Group, said the development is aimed at creating a destination where business, lifestyle and wellness come together, rather than a conventional office complex. The combination of workplaces, retail, restaurants, wellness facilities and the lakefront promenade is intended to create an all-day environment.
The project is being designed by architect Hafeez Contractor, while Sterling is the structural consultant and Skidmore, Owings & Merrill (SOM) is undertaking the peer review.
Connectivity to Support Thane’s Growth
The development is positioned close to established residential and commercial districts in Thane and benefits from existing highway connectivity. Its future accessibility is expected to improve further with projects such as the Borivali-Thane Twin Tunnel, Thane Coastal Road, expanding Metro network, proposed Bullet Train station and redevelopment of Thane railway station.
Regional connectivity will also be supported by links to the Samruddhi and Mumbai-Vadodara expressways, Virar-Alibaug Multimodal Corridor, Goregaon-Mulund Link Road and Delhi-Mumbai Industrial Corridor.
With a large land parcel, waterfront setting and premium commercial positioning, Sugee Lake District marks the developer’s first major foray into Thane and reflects the city’s growing role as a commercial and mixed-use destination within the Mumbai Metropolitan Region.
