Located in Santacruz, Mumbai, 96 Tagore presents a contemporary approach to high-rise residential design, combining private living spaces with landscaped areas, wellness facilities and community-focused amenities.
The development comprises two residential towers set within a carefully planned landscape. The design uses the site’s existing trees and open areas to create a greener transition from the busy streets of the city to the privacy of individual homes.
The arrival experience is centred around a double-height drop-off area, bordered by spacious lobbies overlooking landscaped gardens. A large metal lighting installation and sculptural elements add character to the entrance, while one lobby connects to a banquet and lounge area opening towards the gardens and paddle-ball court.
The towers feature a contemporary façade incorporating perforated aluminium screens and fins. Besides creating visual variation across the building, these elements function as passive shading devices, helping reduce heat gain and glare while supporting thermal comfort and limiting dependence on artificial lighting and air-conditioning.
Homes Designed Around Space
The project contains 44 residences, with each floor accommodating one three-bedroom and one four-bedroom apartment. The layouts are planned to reduce unnecessary passages and maximise usable space. Living areas open onto decks, while cross ventilation and generous room proportions are incorporated into the planning.
The project’s amenities are arranged vertically to encourage interaction among residents. Shared recreational spaces and gardens are located at ground level, a gym connects the towers at an intermediate level, while the rooftop houses the swimming pool and wellness facilities.
A Timeless Material Palette
Common areas use a restrained combination of stone, marble, walnut veneer and dark wood-finished UPVC elements. The emphasis is on durable, low-maintenance finishes intended to retain their visual appeal over time.
Rather than relying solely on expansive interiors or ornamental detailing, 96 Tagore positions luxury around everyday experience — from landscaped arrival spaces and efficient residences to wellness amenities and opportunities for community interaction.
The project ultimately presents a model of urban living where architecture, nature, recreation and privacy are woven together within a dense Mumbai neighbourhood.
