Reliance Industries Ltd has entered Mumbai’s premium residential market with the purchase of a luxury duplex at Three Sixty West in Worli for Rs 75.11 crore, according to property registration documents accessed by Liases Foras.
The transaction was registered on September 11, 2026, with Reliance Industries named as the buyer and Skylark Buildcon Pvt Ltd and Moon Rays Realty Pvt Ltd, partners of Oasis Realty, as the sellers.
The duplex is located in Tower B of Three Sixty West and extends across the 49th floor and an additional level between the 49th and 50th floors. The residence has a RERA carpet area of 908.73 sq m, or approximately 9,781 sq ft, along with an additional 154 sq ft area. The property comes with five car parking spaces.
Based on its RERA carpet area, the transaction translates to approximately Rs 76,800 per sq ft. Registration records indicate that stamp duty of around Rs 4.51 crore was paid on the purchase.
Three Sixty West’s Luxury Market
Located on Dr Annie Besant Road near Sadanand Hasu Tandel Marg, Three Sixty West is a mixed-use development by Oasis Realty, a joint venture between Oberoi Realty and the Sahana Group. The project features two towers with luxury residences, shared amenities and a Ritz-Carlton hotel and related services.
The development includes large-format four- and five-bedroom homes, duplexes and penthouses and has recorded several high-value transactions involving prominent business families and executives.
Past deals include purchases by the Damani family and associates, Welspun Group chairman BK Goenka, WestBridge Capital’s Sumir Chadha, Maison Sia founder Vratika Gupta, 360 ONE founder Karan Bhagat, and the Zydus Family Trust, among others.
The latest Reliance transaction further adds to the project’s record of high-value residential sales in one of Mumbai’s most prominent luxury housing markets.
The deal also highlights continued demand for expansive residences in Worli, where premium developments benefit from sea views, established social infrastructure and connectivity to Mumbai’s major business districts.
