The Maharashtra Cabinet has approved the cluster redevelopment of 19 ageing MHADA buildings at Ramakrishna Nagar in Khar West, Mumbai, paving the way for the appointment of a developer and formal execution of the long-pending project.
The decision was taken at a Cabinet meeting chaired by Chief Minister Devendra Fadnavis. The redevelopment is aimed at replacing ageing structures with safer and better-equipped housing while improving living conditions for residents of the colony.
Ramakrishna Nagar is among the residential colonies developed by the Mumbai Division of MHADA between 1950 and 1960 as part of efforts to provide affordable homes to middle- and lower-income households in Mumbai and its suburbs. The wider programme covered 56 residential colonies comprising 114 housing societies. With several structures now ageing significantly, redevelopment has emerged as an important requirement for these settlements.
The Ramakrishna Nagar Cooperative Housing Society occupies approximately 25,523.90 square metres and comprises 19 buildings—18 residential structures and one office building. The buildings were constructed around 1985 and are now more than four decades old.
As part of the redevelopment arrangement, MHADA has already transferred three plots—numbers 5, 7 and 8—to the cooperative society on an ownership basis. Plot number 18 and the land adjoining the office building, identified as Building No. 1, will not form part of the proposed cluster redevelopment.
The remaining land is to be redeveloped through MHADA after selecting a suitable developer. The Cabinet has also approved the creation of a high-powered committee to oversee the project and help prevent procedural delays.
The committee will be headed by the Secretary of the Housing Department and will monitor major aspects of the redevelopment process. Its involvement is intended to facilitate coordination and ensure that key decisions are taken within the required timeframe.
The Khar West project is part of the broader effort to address redevelopment requirements across Mumbai’s older MHADA colonies. Following the Cabinet approval, the developer appointment, detailed planning and other necessary procedures will move ahead before construction of the new residential buildings begins.
