The Mumbai Metropolitan Region (MMR) recorded the highest residential sales among India’s seven major housing markets during the July-September 2026 quarter, with approximately 31,750 units sold, according to an ANAROCK report.
Bengaluru followed with around 16,670 units. Together, the two markets contributed 48% of the total housing sales recorded across the seven cities during the quarter.
Overall residential sales across the markets crossed the one-lakh mark, rising 3% year-on-year to more than 1 lakh units. The combined value of these transactions also increased 2%, reaching approximately Rs 1.55 lakh crore compared with Rs 1.52 lakh crore during the same quarter last year.
MMR’s sales grew 11% quarter-on-quarter and 5% annually. Bengaluru recorded a 9% quarterly increase and a 12% year-on-year rise. Hyderabad posted one of the strongest annual gains, with sales increasing 15% to nearly 12,970 units.
Pune registered around 15,690 units, up 20% from the previous quarter but down 6% annually. Delhi-NCR recorded approximately 13,765 units, reflecting a 3% quarterly increase and a 1% yearly decline. Chennai and Kolkata also reported annual declines of 10% and 4%, respectively.
Residential prices across the seven cities increased 7% year-on-year. Delhi-NCR registered the highest annual price growth at 12%, followed by Bengaluru at 8%.
Meanwhile, available housing inventory expanded 12% annually, rising from around 5.62 lakh units at the end of Q3 2025 to approximately 6.31 lakh units in Q3 2026.
New supply also increased substantially. Developers launched about 1,14,320 homes during the quarter, an 18% annual increase and 8% rise over Q2 2026. MMR led the new-launch pipeline with approximately 37,500 units, followed by Hyderabad with nearly 18,950.
“Among the top cities, MMR recorded the highest sales of approximately 31,750 units, followed by Bengaluru with approximately 16,670 units. Together, these two cities accounted for 48% of the total sales across the top 7 cities in Q3 2026. At 15%, Hyderabad saw the highest yearly jump in housing sales, followed by Bengaluru with a 12% Y-o-Y rise, and MMR with a 5% gain. All other top cities individually recorded a dip in sales on an annual basis,” said Anuj Puri, chairman, ANAROCK Group.
He added that festive demand, stable borrowing costs and new project launches could support housing activity, although buyers may remain selective amid elevated prices and affordability concerns.
