Kalyan Builders Booked In Rs 1.8 Crore Fraud Case Over Flats In Reserved Garden Plot

Two builders and their associates have been booked in Kalyan in connection with an alleged Rs 1.8 crore property fraud involving the construction and sale of flats in a building reportedly developed on land reserved by the Kalyan-Dombivli Municipal Corporation (KDMC) for a garden and night shelter.

The case came to light after several flat buyers allegedly discovered irregularities in the project’s approvals and approached the Thane Economic Offences Wing (EOW). Following the complaint, the EOW directed the local Bazarpeth police to register an FIR against the developers and their associates.

The accused have been identified as Salman Dolare, Faraz Hare and others. According to police sources, at least 10 flat purchasers have so far approached the authorities with complaints related to the project.

As stated in the FIR, the complainants alleged that the developers used forged documents connected to reserved Plot No. 3480 to construct and market flats in the 10-storey Yusuf Height building. The buyers claimed that the documents were presented as evidence that the construction had received the necessary municipal permissions.

Flat buyer Nisar Sheikh, who obtained documents relating to the property from the KDMC town planning department, alleged in his complaint that Dolare and his associate began construction of the building in 2012.

According to the complaint, the accused allegedly prepared fabricated building permission documents to facilitate the sale of apartments. The buyers further alleged that a purported occupation certificate was also created to give the impression that the building had received the required approvals and could be legally occupied.

The alleged irregularities came to light when purchasers began examining the project’s municipal records and permissions. The matter was subsequently taken to the economic offences authorities, resulting in the registration of the police case.

The allegations are now subject to investigation. Police are expected to examine the documents submitted by the complainants, the building’s approval records and the role of the developers and other individuals named in the case. The FIR concerns allegations at this stage, and the accused have not been convicted of any offence.
