DLF Prepares November Launch for Second Phase of The Westpark in Mumbai

Real estate developer DLF has secured the Maharashtra Real Estate Regulatory Authority (MahaRERA) registration for the second phase of its Mumbai residential project, The Westpark, paving the way for a likely launch in November 2026, according to sources.

“The second phase of The Westpark received RERA registration on October 30, 2026, and is likely to be launched in November,” the sources said.

The development follows the strong response to the project’s first phase, which generated sales bookings exceeding Rs 2,300 crore. During DLF’s second-quarter FY27 earnings call on October 17, joint managing director and chief business officer Aakash Ohri had indicated that the company was preparing to introduce its Mumbai offering during the third quarter of the financial year.

“We are gearing up for both this Mumbai launch for Q3, and then, of course, there’s a Gurgaon one, and then the Dahlias continue,” Ohri said.

The company had also clarified that the launch schedules for its upcoming Mumbai and Gurugram developments would depend on receiving the necessary regulatory clearances.

DLF’s expansion in Mumbai

The Westpark is located off Link Road in Andheri West and is being developed by DLF Home Developers, a wholly owned subsidiary of DLF Limited, in partnership with Trident Realty. The company entered Mumbai’s residential market with the project in July 2025.

The first phase, launched on July 17, 2025, comprised four towers with 416 homes. All units were booked within less than a week, generating sales worth more than Rs 2,300 crore, according to a company statement issued on July 25 that year.

Spread across approximately 5.18 acres, the initial phase forms part of a larger 10-acre development. It features three- and four-bedroom apartments and a limited selection of penthouses.

Meanwhile, DLF reported an 11% annual rise in consolidated net profit to Rs 1,301 crore for the July-September quarter of FY27, compared with Rs 1,171 crore a year earlier. Quarterly revenue stood at Rs 2,298 crore, while new sales bookings reached Rs 3,800 crore.
